Basic salary: £30,000 plus OTE £2,000 (uncapped)

As a 360° Property Manager & Maintenance Coordinator, you’ll be the go-to expert for all aspects of property management. From arranging inspections and inventories with external providers, to overseeing check-outs, handling deposit returns, and managing disputes, you’ll play a key role at the heart of daily operations. This is a fantastic chance for a skilled Property Manager & Maintenance Coordinator to contribute significantly in a fast-paced, rewarding environment.



The Package:


  • Competitive basic salary of £30,000 plus OTE £2,000 (uncapped) – total £32,000
  • Monday to Thursday, 9:00am – 5:30pm, Friday, 9:00am – 5:00pm, and 1 in 3 Saturdays, 9:30am – 1:00pm, with time off in lieu
  • Additional team-based commission opportunities


 

The Role:


  • Building strong relationships with landlords and tenants to maintain high standards and satisfaction
  • Organising and arranging property inspections and inventories
  • Overseeing the check-out process, including paperwork, deposit returns, and dispute resolution
  • Managing maintenance requests and coordinating with contractors for timely, effective solutions
  • Handling tenancy renewals, ensuring all documentation is completed accurately and on time
  •  Ensuring ongoing compliance with health and safety regulations and lettings legislation
  • Monitoring rent payments, preparing financial reports, and supporting maintenance budgeting
  •  Advising landlords on rent arrears and property refurbishments
  • Overseeing refurbishment projects and managing in-house contractors



The Person:


  • Previous experience in Property Management and/or Maintenance (essential)
  • A proactive and well-organised approach, with strong knowledge of lettings legislation
  • A proven ability to deliver exceptional customer service
  • Excellent verbal and written communication skills
  •  Strong problem-solving abilities with the capacity to manage multiple tasks effectively
  • A full driving licence and access to own vehicle

I have a lot of time for people who are prepared to change their address for a role because it’s a massive deal. BUT, if you’re looking at a new opportunity that would mean upping sticks, don’t fall into the trap of overselling yourself in interviews if you haven’t looked at the full picture. As much as you might think saying ‘yes’ to everything when you’re being asked about relocating will make you look keen, failing to look at the practicalities could give the impression you’re just in it for the money rather than a long-term living situation. We once questioned someone about their eagerness to relocate because we suspected they hadn’t looked at the logistical factors such as rent prices, moving expenses, cost of living, etc. 🏚️ Instead of showing that they’d done their research and looked closely at the reality of changing postcodes, we could sense and feel they were uncomfortable with the conversation.  If you’re serious about relocating for a job, look at all the angles so you have answers ready if you’re asked about it. Recruiters and employers are much more likely to take your enthusiasm seriously if you’ve done your homework and shown commitment to the cause.
